Love Communities Announces 100% Completion of $2.8M Capital Plan at Riverview Place in Wilmington, DE
Wilmington, DE – September 8, 2025 – Love Communities is proud to announce the successful completion of its capital improvement plan at Riverview Place Apartments, an 88-unit community with partial HAP contract located along the Delaware River in Wilmington, Delaware. In less than one year of ownership, Love has achieved all major renovation and repositioning milestones, transforming the property into a fully modernized and thriving residential community.
Key Achievements
- Full Capital Program Delivered: 100% of renovations and site improvements completed in less than one year of ownership.
- Executed $32K per unit total site wide renovation with all unit interiors completed to occupied units in four months.
- Improved HUD Scoring achieving an increase in INSPIRE (formerly REAC) score.
- Strong occupancy and demand maintaining 100% occupancy with a three-year waitlist, underscoring strong demand for quality affordable housing in Wilmington.
Major Renovations & Enhancements
- Unit Interiors: Renovated all 88 kitchens with new cabinetry, countertops, appliances, and vinyl plank flooring to occupied units.
- Amenities: Added a hardscaped BBQ grilling and dining area, upgraded the playground, and installed basketball court.
- Sitewide Upgrades: Replaced roofs on multiple buildings, repaved and striped the entire parking lot (adding new spaces), rebuilt degrading retaining walls, and installed new signage, awnings, drainage and curbs.
- Community Improvements: Converted maintenance storage room into a new, ADA-compliant leasing office, bathroom and conference room, upgraded interior hallways, enhanced landscaping with over 60 native rhododendrons, perennial gardens and expanded river views with tree removal and trimming.
